Dry-fog treatment uses a machine to disperse a disinfectant solution into particles fine enough to stay suspended in air and drift into wall cavities, under baseboards, and into ceiling voids. Dry fogging does not extract mold from porous materials. A moisture meter check confirms the substrate is dry before fogging begins, applying disinfectant mist to still-damp materials does not stop regrowth, it only delays it.
Re-entry timing depends on the product used and the ventilation in the treated space; the technician confirms the safe re-entry window before leaving the property. Post-fog air quality testing can verify that spore counts have dropped to acceptable levels. Dry-fog treatment is most effective as the final stage of a complete process: moisture source fixed, affected materials removed, HEPA vacuuming complete, then fogging applied.
